 Builder responsibilities

Licensing

To execute work that necessitates building approval, builders should be licensed.

Builder Greenlands who hire or subcontract other individuals to do building projects and other tasks like electrical, plumbing, and gas fitting must ensure that these individuals are suitably qualified and, where necessary, licensed.

Insurance

Builders must acquire either a fidelity certificate or a residential building insurance policy, commonly known as housing indemnity insurance, to safeguard the owner from subpar and incomplete work.

Minor construction projects like built-in garages that are an inherent part of the structure are covered by the insurance or loyalty certificate, but independent garages or carports are not. Builders may, at their discretion, provide owners with additional insurance for such construction work.

Through the Housing Industry Association, insurance is offered. The Master Builders Association provides the availability of fidelity certifications. Builders might get additional insurance.

Consumer defense

The insurance policy or fidelity certificate covers unfinished construction due to the builder's bankruptcy, absence, or demise.

If you have insurance or a fidelity certificate, you must notify the insurer of the defect within 90 days of becoming aware of it.

The insurance policy or fidelity certificate does not cover a building still owned by the builder or developer. Once property ownership is passed to the buyer, insurance or a fidelity certificate can be purchased. However, it becomes invalid five years from when the certificate of occupancy is issued.
